Point of contact for acquisitions and operations and maintenance of SCE facilities on Federal, State and Tribal property. Projects include complex, politically sensitive, multi-disciplined transactions to obtain Special Use Permits, easements, consents, leases and licenses for major transmission, distribution, telecommunications facilities and access roads. Negotiate, manage and ensure compliance with SCE property rights and agency regulations including NEPA and CEQA constraints. Protect company real property assets including property rights within corporate legal, technical and corporate requirements. Represent SCE at field meetings, agency meetings, public scoping and external seminars. Interface and facilitate project meetings with internal project team and Government agencies. Review site maps, engineer design drawings, and surveys in order to develop strategic path toward Right of Way acquisition. Communicate effectively both orally and in writing. Presenter of Government Lands processes to internal business units. Work effectively with SONGS, Camp Pendleton, MPO, Port of Long Beach, JPL, and other Capital project teams. Corporate Real Estate Business Analyst 2 (TRES)

Perform real property rights checks for Corporate Planners and independent land consultants contracted by SCE. Search Corporate database (PC DOCS), County Official Records and Federal Permit database in order to locate Edison acquisitions. Report acquisition results to TPM/PMO, Land Service Agents and service planners by plotting Edison’s property rights. Duties include an in depth analysis of all real estate (public and quasi-public) records including licenses, grant deeds, easements, federal/state permits, joint use agreements, fiber optic agreements, public contracts, condemnation actions, railroad agreements, consents, and 12Kv to

500kV transmission line easements. Perform rights studies to inform land service agents of sufficiency of acquired rights in project areas. Analyze surveys, site drawings, work order sketches, structure inventory maps, Assessors County maps, Sanders Maps, Map Sizes, and Land Vision to plot acquisitions for agents, planners and TPM/PMO land use and acquisition projects. Communicate results of rights checks to Edison personnel, Law Department and contractors to resolve issues and obtain appropriate rights. Process Quit Claims.

ATT/Cingular, Sprint, Verizon and T-Mobile Projects – Lead title analyst in the reporting, tracking telecommunications site acquisitions. Analyze entitlement, compliance issues and feasibility of telecommunication site development for modification, upgrading, engineering, construction and acquisitions purposes. Work with multi-disciplined groups to qualify sites for development and prioritize scheduling. Manage vendors utilized including title companies and real estate acquisition vendors. Analyze Preliminary Title Reports, Site Candidate Information Packages, A & E drawings, site sketches, surveys, CC&R’s, Environmental Reports, easements, deeds, Tax lien information and State judgments, to identify “red flags” which would impair site acquisition and manage vendor in resolving conflicts which would jeopardize property rights delivery and site development.
